10 Winning Buyer Tips:

  1. Choose to have your own agent represent you rather than the listing agent. Seller typically pays buyers broker/agent commission and is best to have someone go to bat for your best interest.
  2. Get Pre Approved by a local lender prior to looking at homes. Interview three mortgage brokers/banks and compare terms.
  3. Look past the seller’s furniture, wall color and carpet.
  4. Get your home inspected by an inspector of YOUR CHOICE (with picture in your inspection report). Also ask for a WDI (Wood Destroying Insect) inspection.
  5. Have several backup homes that you are interested in. Your dream home may not be your dream home after you get the inspection report back.
  6. Pick your battles on what to ask the seller to repair. Focus on the structural or hazardous defects. The minor items are usually something you can fix, update or replace over time. Makes for a great weekend project.
  7. Go green and ask for utilities prior to submitting an offer. An older inefficient home may cost you in the long run. Why not put your hard earned money towards your principle rather than to cool/heat an older home.
  8. Drive the neighborhood and your route to work and school at different times of the day.
  9. Be willing to walk away if the seller isn’t willing to work with you on repairs. There’s always another home being listed and reduced.
  10. Listen to your agent and take their advice.
