10 Seller Home Run Tips:
- Hire an agent that has a proven track record in your market area. It’s sometimes best to avoid working with family and friends. Keep your family financial business private.
- Get a CMA (Comparative Market Analysis) on homes that have sold recently in your area. Also compare your home to your competition. Price it correctly.
- Make it clean, smell good, bright, and cool. A fresh coat of a neutral paint color is usually a good idea. Mow the grass prior to showings and leave snacks for the future buyer.
- Get an estimate on your total closing costs prior to listing the property.
- Make sure your home is staged well for pictures and showings, listed on the MLS, is using Centralized Showing Services to schedule showings/feedback, and has a Supra keybox on the home.
- Don’t just accept any offer. Make sure the buyer is pre-approved and is able to close the deal. Negotiate a lease back to allow you ample time to move out after closing.
- Don’t agree to fix everything on the report. Some items are more cosmetic and can be repaired by the future buyer. Also, in lieu of repairs may suggest giving the buyer a credit towards closing costs to let the buyer hire the contractor of their choice.
- Remove, hide or lock up any valuables, prescription drugs, financial documents and jewelry from home.
- Don’t take feedback personal. There’s a buyer for every property and you just need one buyer.
- Ask your agent, lender and inspector lots of questions and don’t assume anything.
